NINETY
SEVEN May 22 - Is Joe's birthday and he had a 16th birthday party. Here are some photos from the event
It is also Friday and technically we are supposed to close. That won't happen as we have still not gotten the clearance on the remaining 66 sqm piece of land. This land sits directly in front of the main property and is the only access to it. Without question, this lot was part of the original title and all that needs to be done now is getting it officially recognized as such and re-titling as part of the existing property as it was way back when. On a very positive note. I went up to Tagaytay with Paul, Scott and a builder friend of Paul's named Noel. He is a very accomplished builder (he is building Paul's Hotel) and has built many houses and commercial properties including a Jolibee in Tagaytay (a Philippines version of McDonalds). So we all went to the property and despite really bad weather that prevented clear views, Paul and Scott loved the lot and are even interested in perhaps buying one of the Condos. By the end of the trip they suggested I go up one more story to make it a 5 story Condo building with a garage. This will give me 4 instead of 3 condos to sell. One thing for sure is they want to play a role in the designing and construction of the building. As for me that is all well and fine assuming the costs are within our budget and I like what is designed. The first thing that needs to be done after the lots is approved is to do a soil and structural analysis. This requires boring holes in various locations of the lot where the building will go and bore down as deep as necessary to where good ground can be found for the foundation. There also needs to be an analysis of the soil to determine how thick the foundation will need to be. This will cost about 115,000 peso ($2,350). Seems high but it requires about 3 days of drilling and then up to 10 days of analysis for the final results. I am hoping we can start this the second week of June.
May 23 - 27 - Have spent the week in Manila more or less waiting for the Sellers to give us a go ahead on the the extra piece of the lot but it's not to be. So today May 27 we have decided to return to Davao to see Joe and Alex who we missed lots. We then plan to go back to Manila next week to finally close. Haven't I said that many times before LOL! The sellers have documents signed by the local Barangay, the Mayor of Laurel, Batangas that confirms the 66 sqm is there's and all the sellers need now are for inspectors from the regional Title Office in Batangas to sign off on it and we are done. Of course this being the Philippines that means more delay. It should be done either today or tomorrow Friday the 30th. Hopefully we are back on a Plane by Monday. If so we can leave within a week or two after that. May 28 - 30 - Nice to be back in Davao. I loved seeing Alex again as she is so delightful and intelligent. I really look forward to watching her grow up. Tomorrow is D-Day on the lot as the Batangas people are showing up to give their blessing we hope. After that it is back to Manila, close, set up the soil analysis, back to Davao and then CANADA & the STATES Yahoo!!! There is a possibility I may stick around another week just get some more things clarified with the lot. Joe might end up going ahead alone to get ready for Summer school. Just got word from the sellers that the Batangas inspectors showed up and gave thumbs up on the 66 sqm piece. Now we just have to wait for their official report and then we can pursue the soil testing. Hopefully early next week we will be able to fly to Manila to close FINALLY!!! LOL
